Role Description:

This full-time on-site role at Cordlife Indonesia (PT Cordlife Persada) integrates responsibilities in general support, safety management, building facility management, and Air Handling Unit (AHU) system oversight. The role ensures smooth daily operations, compliance with applicable regulations, and optimal performance of building facilities, including specialized systems such as AHU, to meet healthcare and laboratory standards.

The position requires proactive collaboration with internal teams, external vendors, and government authorities, ensuring that operations align with organizational goals and regulatory requirements.

Key Responsibilities:

1. General Support and Facility Management:

  • Oversee operational activities to ensure all building systems, facilities, and equipment function effectively, are well-maintained, and comply with regulatory standards.
  • Ensure compliance with building-related permits and regulations, including IPAL/Wastewater Management, TPS B3, UKL-UPL, and lift operations.
  • Supervise the management of AHU systems, ensuring their optimal performance in controlling temperature, humidity, and air quality to meet cleanroom and accreditation standards.
  • Maintain precise records of asset inventories and ensure the availability of work equipment, furniture, and office supplies.

2. Safety and Compliance (K3):

  • Implement and monitor workplace health and safety (K3) procedures to ensure the safety and well-being of employees, facilities, and the environment.
  • Conduct risk assessments and develop safety protocols to meet regulatory and accreditation standards (e.g., AABB, CAP).
  • Supervise waste management processes, particularly the handling of hazardous waste (TPS B3), ensuring compliance with government regulations.

3. Maintenance and Optimization of AHU Systems:

  • Perform routine inspections, preventive maintenance, and troubleshooting of AHU systems, including filters, fan motors, and ducting.
  • Validate AHU performance by measuring parameters like temperature, humidity, and pressure, ensuring compliance with ISO 14644 and GMP standards.
  • Optimize energy efficiency in AHU operations by identifying opportunities for improvements and proposing cost-effective solutions.
  • Conduct validation tests, such as HEPA filter leak tests, airflow balancing, and environmental parameter checks, to maintain cleanroom integrity.

4. Vendor and Asset Management:

  • Manage relationships with service providers and vendors for building maintenance, AHU systems, and other operational needs.
  • Oversee procurement, contract negotiations, and vendor performance evaluations to ensure reliable service delivery.

5. Team Management and Operational Supervision:

  • Lead and supervise the Security and Cleaning teams, ensuring their tasks and schedules align with organizational goals.
  • Ensure a clean and safe working environment, effective waste handling, and proper guest reception protocols.

6. Process Improvement and Documentation:

  • Develop, implement, and continuously improve Standard Operating Procedures (SOPs) related to AHU management, safety (K3), facility maintenance, and vendor operations.
  • Maintain thorough documentation, including maintenance schedules, safety reports, and vendor contracts.
  • Provide regular reports to management with actionable insights and recommendations for system and process improvements.

Qualifications:

Educational Background:

  • Bachelor’s degree in Mechanical/Electrical Engineering or related fields.

Work Experience:

  • Minimum 5 years of experience in General Affairs/General Support, including building facility and AHU management.
  • Experience in the healthcare or laboratory industry is strongly preferred.

Technical and Professional Skills:

  • Strong understanding of building-related regulations and permits (IPAL, TPS B3, UKL-UPL, lift operations).
  • Comprehensive knowledge of AHU systems, HVAC principles, and cleanroom standards (ISO 14644, GMP).
  • Certification in workplace safety (K3) is highly desirable.
  • Proficiency in tools like AutoCAD, HVAC simulation software, and environmental measurement devices (e.g., hygrometer, anemometer).

Soft Skills:

  • Excellent problem-solving, analytical, and planning abilities.
  • Strong verbal and written communication skills in both Bahasa Indonesia and English.
  • Effective coordination, negotiation, and teamwork capabilities.
  • High initiative, organized, and detail-oriented with a positive attitude.
