The general manager is responsible for overseeing management, operations, and profitability of multiple hospitality properties ( villas ) under the company’s management. This role ensures operational excellence, guest satisfaction across all locations an strong financial performance. The role focuses on achieving high monthly occupancy ( 90-95% ), strong revenue perfomance, optimized cost efficiency and sustainable bussiness growth while maintaining the highest standards of services, team development and brand reputation.

Key Responsibilities – General Manager (Hospitality & Villas Division)

Operational Leadership

Develop and implement effective operational strategies across all managed villas and hospitality properties.

  1. Ensure all properties operate in full alignment with company standards, brand values, and established SOPs.

  2. Oversee day-to-day operations and monitor Key Performance Indicators (KPIs) for each property.

  3. Drive consistency and efficiency in service delivery across all locations.

  4. Promote collaboration and knowledge-sharing among property managers to ensure best practices are applied company-wide.

Financial Performance & Revenue Management

  1. Responsible for the overall financial performance and profitability of all managed properties.

  2. Manage Gross Operating Profit (GOP) to maintain healthy financial margins and cost efficiency.

  3. Monitor occupancy rates, Average Daily Rate (ADR), and Revenue per Available Room (RevPAR) to optimize performance.

  4. Achieve and maintain a monthly occupancy target of 90–95% across all properties.

  5. Drive year-on-year revenue growth through strategic pricing, yield management, and upselling initiatives.

  6. Review pricing strategies, promotional campaigns, and distribution channels to maximize revenue opportunities.

Guest Experience & Service Excellence

  1. Ensure all properties consistently deliver exceptional guest experiences that reflect the company’s brand promise.

  2. Review guest feedback, online reviews, and internal service reports to identify improvement areas and implement corrective actions.

  3. Maintain high standards of cleanliness, maintenance, and safety in all villas.

  4. Oversee reputation management and ensure positive guest engagement both online and offline.

Team Development & Training

Conduct regular training programs and performance reviews to enhance staff skills, service quality, and operational efficiency.

  1. Foster a culture of accountability, teamwork, and continuous improvement among all hospitality teams.

Marketing & Brand Strategy

  1. Collaborate closely with the marketing team to strengthen brand visibility, storytelling, and market positioning.

  2. Support marketing initiatives, content creation, and promotional partnerships to drive direct bookings and brand awareness.

  3. Build and maintain partnerships with travel agents, OTAs, influencers, and corporate clients to expand market reach.

Strategic Growth & Reporting

  1. Identify new business opportunities, potential expansion areas, and improvement projects across properties.

  2. Prepare monthly and quarterly management reports covering operational performance, financial health, and guest satisfaction metrics.

  3. Provide strategic recommendations to the Board or CEO to support long-term growth and profitability.


Job Requirements & Qualifications – General Manager (Hospitality & Villas Division)

Educational Background

  • Bachelor’s degree (S1) in Hospitality Management, Business Administration, Hotel & Tourism, or a related field.

  • Master’s degree (S2) in Management or Hospitality Leadership is an advantage.

Professional Experience

  • Minimum 5–10 years of progressive experience in hospitality operations, including at least 3 years in a managerial or multi-property leadership role.

  • Proven track record in managing luxury villas operations, luxury hotels, or hospitality portfolios with a focus on guest satisfaction and profitability.

  • Strong understanding of P&L management, GOP optimization, and revenue management (ADR, RevPAR, occupancy).

  • Experience in brand building, SOP implementation, and team leadership within the luxury or lifestyle segment is highly preferred.

Core Competencies

  • Strategic Thinking: Ability to translate company vision into actionable operational strategies across multiple properties.

  • Leadership Excellence: Capable of leading, motivating, and developing cross-functional teams to achieve performance goals.

  • Financial Acumen: Strong analytical and budgeting skills with the ability to interpret financial statements and drive profitability.

  • Operational Expertise: Deep knowledge of housekeeping, F&B, guest relations, and maintenance processes within the villa/hospitality industry.

  • Service Orientation: Passion for creating memorable guest experiences and maintaining premium service standards.

  • Crisis Management: Skilled in handling guest issues, operational challenges, and service recovery effectively.

Technical & Business Skills

  • Proficient in Property Management Systems (PMS), channel managers, and OTA platforms (Booking.com, Airbnb, Agoda, etc.).

  • Familiar with digital marketing, social media collaboration, and online reputation management.

  • Strong command of data analysis, reporting, and performance dashboards.

  • Excellent communication and presentation skills in both English and Bahasa Indonesia.
