Job Title: Nightclub Building Manager (MEP + Civil + AVL Specialist)

Location: The Mesa Bali

Job Summary: We are seeking a highly experienced and dedicated Nightclub Building Manager with a specialized background in Mechanical, Electrical, and Plumbing (MEP), Civil/Structural maintenance, and Audio, Video, and Lighting (AVL) systems. This critical role is responsible for ensuring the optimal functionality, safety, and longevity of all building systems and infrastructure, primarily during operating hours and overnight. The ideal candidate is a proactive problem-solver, a skilled technician, and a professional who thrives in a dynamic, fast-paced environment.

Key Responsibilities:

MEP (Mechanical, Electrical, Plumbing):

• Oversee and manage the daily operation, maintenance, and repair of all MEP systems, including HVAC (heating, ventilation, and air conditioning), electrical distribution, lighting systems, plumbing, and fire suppression systems.

• Conduct regular inspections of MEP equipment and systems to identify potential issues and prevent breakdowns.

• Perform or coordinate preventative maintenance tasks for all MEP components.

• Troubleshoot and resolve electrical faults, plumbing leaks, HVAC malfunctions, and other MEP-related issues promptly.

• Manage and monitor power consumption, ensuring efficient and safe electrical operations.

• Ensure compliance with all local and national electrical, plumbing, and building codes and safety regulations.

Civil/Structural:

• Monitor the structural integrity of the building, including walls, floors, ceilings, roofing, and foundational elements.

• Oversee and perform minor repairs and maintenance to civil infrastructure such as plastering, painting, tiling, and carpentry.

• Identify and report major structural issues to senior management and coordinate with external contractors for specialized repairs.

• Manage the upkeep of exterior areas, including pathways, parking lots, and building facades.

• Ensure all civil aspects of the building meet safety standards and are aesthetically presentable.

AVL (Audio, Video, Lighting):

• Manage the operation, maintenance, and basic troubleshooting of all audio systems (PA, DJ equipment, speakers, amplifiers, mixers), video systems (screens, projectors, media servers), and lighting systems (moving heads, LEDs, strobes, control consoles).

• Perform routine checks and calibration of AVL equipment to ensure optimal performance during events.

• Identify and rectify basic AVL issues such as faulty cables, blown lamps, or software glitches.

• Coordinate with external AVL technicians for complex repairs, installations, or upgrades.

• Ensure the safe setup and operation of all AVL equipment, including rigging and cabling.

• Maintain an inventory of critical AVL spares and consumables.

General Building Management & Operations:

• Serve as the primary point of contact for all building maintenance and repair needs during evening and overnight shifts.

• Respond rapidly to emergencies and critical incidents involving building systems.

• Implement and manage a robust preventative maintenance program across all disciplines.

• Maintain accurate records of all maintenance activities, repairs, and equipment inventories.

• Oversee and manage relationships with external contractors, ensuring quality of work and adherence to timelines and budgets.

• Develop and enforce safety protocols and procedures for all building operations, ensuring a safe environment for staff and patrons.

• Manage maintenance budgets and procure necessary supplies and equipment.

• Train and supervise junior maintenance staff or contractors as needed.

• Collaborate effectively with other department heads (Operations, Security, F&B) to ensure smooth nightclub operations.

• Be available for on-call emergencies outside of regular shifts when necessary.

Qualifications:

• Proven experience (minimum 3 years) in building management or facilities management, with significant experience in a fast-paced commercial environment, preferably a nightclub, entertainment venue, or large hospitality establishment.

• Demonstrable expertise and hands-on experience across MEP, Civil, and AVL systems.

• Mandatory: Strong understanding and practical experience with nightclub-specific AVL systems

• Relevant technical certifications or licenses in electrical, plumbing, HVAC, or building maintenance are highly desirable.

• Excellent troubleshooting and problem-solving skills with the ability to diagnose and resolve complex technical issues under pressure.

• Proficiency in reading and interpreting blueprints, schematics, and technical manuals.

• Strong organizational skills and attention to detail for maintaining accurate records and managing inventory.

• Ability to work independently and as part of a team in a high-pressure environment.

• Excellent communication and interpersonal skills to interact with staff, contractors, and management.

• Proficient in using maintenance management software or systems.

• Physically capable of performing demanding tasks, including lifting heavy equipment, climbing ladders, and working in confined spaces.

• Flexibility to work primarily night shifts, weekends, and public holidays.

• Fluency in English (and Bahasa Indonesia if applicable to the local market) is preferred.
